Town centre uses

If your proposed development is in or near a town centre, you will need to submit a plan that shows:

  • the impact a development would have on the area’s liveliness, operation and travel demand
  • the need for development
  • the development is of a suitable scale
  • there are no similar developments in the area - if a similar development exists, show your development will have no major impact
  • the development is accessible
  • how employment and training opportunities would improve
  • how services and facilities would improve
  • the positive effects on disadvantaged communities

The evidence and analysis needed will be proportionate to the nature of the proposal.
